What to Look for when Visiting a Display Home

Deciding to build a home is a big step, and is the beginning of an exciting journey for you and your family. Probably one of the most enjoyable tasks that comes with choosing your new home is visiting display homes, and it is undoubtedly the easiest way to decide which house plan will best suit your lifestyle and family.

Although house plans can be found on your builders website, actually being able to physically walk around a house makes it a lot easier to determine if your chosen layout will work for you, and can help to give you some inspiration.

There are a few simple tips you can follow that will ensure you get the most out of your display homes visits.


What are your priorities?

Knowing what is important to you from the start, and having a clear idea of what you want from your home is recommended before you start visiting display homes. How many bedrooms do you need? How many bathrooms would you like? Do you need a big kitchen? Are you wanting an activity or theatre room? If you know what you are looking for before you go and visit, you can more realistically determine if the house you’re visiting is right for you.

What is your budget?

To avoid disappointment, find out how much you have to spend on a house before you go looking. Speak to your bank or a mortgage broker, make sure you set a realistic budget and decide how much you are willing to spend. Remember to set some money aside for any upgrades you may want, or in case unexpected costs arise, which is always a possibility. You want to aim to come in under budget so that you have a bit more wiggle room when it comes time to build.


Where do you want to build?

It is good to have an idea in mind of where you would like to build early into the process. Finding a location that suits your lifestyle is important, and can also affect things such as your budget and block size, depending on what is available. Do you want to be close to the city, or more rural? Is there a particular suburb you have in mind? Is there anywhere you want to be close to, such as work or school? Do you want to be close to family? What amenities do you want nearby? Do you want to be close to public transport? These are some things worth considering. It is also important to have some alternative areas in mind, in case there is no options available in your first choice.


Don’t get distracted

Don’t get distracted too much by furnishings or decor. Although these things can help give you some inspiration for your new home, it is more important that you like how the house is designed and the layout works for your day-to-day life. Walk through the home and take in how it feels. Does the house have a good flow to it? Are rooms laid out where you would like them? Is there anything that you would change? Making sure that the display home is laid out in a way that you like is more important than looking at how it is decorated.

Look at the finer details

As you walk through each display home, make sure you look at the finer details. Take note of the quality of the workmanship, and how well the home is constructed. It is a good indicator of what you can expect from your new home when it comes time to build. Make sure to talk to the sales representative in the display while you are there, and find out exactly what is and isn’t included in a standard build. Display homes are built to a higher standard, so finding out what is included in an ordinary build can help prepare your expectations. Also, check out what suppliers the builder uses for fittings and appliances, you want to make sure that they will use well known and reputable brands.


Talk with the building consultant

Once you have found a home that you like, talk with the Building Consultant from your chosen builder! They are there to help answer any questions you may have, whether you would like to know more about financing, the building process, or anything else, so make sure to ask them for any advice or assistance.
