Pre construction process

Initial design selection, variations and preliminary quote is handled by one of our experienced Housing & Design Consultants. Once you are happy with your new home then a deposit is paid and we commence the technical side of your new home.

The technical side of the process is largely "behind the scenes" while you are selecting your materials, colours, tiles etc.

During this time contact is generally held with our Housing & Design Consultant.

Your new home is given a "Job Number" (all builders identify each new home this way to avoid any confusion with someone else's new home) and we perform the following tasks;

  1. Arrange a Contour & Feature Survey report and Engineers Report of the site to be completed.


  2. Input all details into our database and tracking system


  3. Send out an introduction letter and colour selection pack detailing all the selections that are required eg bricks, paint, roof type etc


  4. Once we receive the Survey and Engineers report back we can see exactly what levels are required and the composition of the soil type and determine the appropriate footing detail.


  5. The file is then given to the estimator who will analyse exactly what variations have been done and ensure they are documented correctly.


  6. We then pass the file onto the Drafting dept who will alter the standard design to the variations you have chosen. Application for Water Board, Local Council and Developer approval is also done at this stage. Any difficulties with retaining, neighbors comment, planning requirements etc are also addressed.


  7. The Drafting Manager then checks the file to ensure all the variations are correctly drawn, council requirements are met and all issues have or are being addressed.


  8. Once the plans are all approved the file is then given back to the Estimator who obtains quotes for earthworks, water, sewer etc and prepare the Addenda. The addenda is a document which fully details all the inclusions and materials included in the home. The final letter of quote is prepared and this along with the first set of working drawings is sent out to you.


  9. You then book in for a Colour Selection Interview ( also known as a pre start) at which time you advise us of any additional variations that are required and all you colours and material selections. The Addenda is altered accordingly and you then execute the Building Contract. We redraw the plans with the extra variations and these become the final plans, which are signed by you, and these are what your new home is built by.


  10. The next stage is scheduling where all the quantities are worked out and orders sent to the various suppliers in readiness of building.


  11. We are now ready to start to build your new home. As you can see there are many items which must be completed as described above plus many others items which happen before we physically start to build.
