The construction process

Now we have all the final plans and materials selected we can commence the construction of your new home.

A general guide to the process is as follows;

  1. Your new home is logged into our "Job Start" tracking system and a file is prepared for the supervisor detailing the location, plans, addenda and all orders. You are also appointed a Client Liaison Officer who will handle all queries etc that you have.


  2. Our Construction Manager arranges for the repeg of the site by a surveyor, the earthworks to be completed, the prelay of initial plumbing and the pouring of the footings and slab. Now it starts to get exciting as you can see some action!!. This is when the first progress payment is made for SLAB DOWN.


  3. The supervisor will then commence the construction of your new home in the following stages;
    • Brickwork to PLATE HEIGHT stage - the second progress payment stage
    • Roof timber
    • Roof plumbing
    • Plumbing & electrical tubing and prelay
    • Roof Cover being tiles or colorbond
    • First coat of cement render inside called "float" coat
    • Ceilings are installed
    • White plaster "set" coat is applied to the walls
    • Doors and window glazing installed and "LOCK-UP" stage - the third progress payment
    • Internal fixing (doors, shelves etc) and cupboards are installed
    • Internal plumbing with sinks, bath, basin, trough etc
    • Tiling to bathroom / ensuite
    • Painting - internal (not walls unless specified) and external
    • Plumber to install taps and electrician to install switches and light points
    • Garage floor (hardstand) and paving completed
  4. The Site Supervisor will anticipate when he expects your new home to reach Practical Completion stage. Your final account will be prepared and sent to you. This will be done in advance of key hand over so that you an organise insurance, bank transfer of funds to be received by Content Living prior to key handover, or a bank cheque to be brought to key hand over.

    A First Handover Inspection (Practical Completion) will be booked with you and your supervisor. Items (if any) needing to be addressed should be noted and signed for by person/s on the contract. If there are any items, your supervisor will then organise for them to be completed as efficiently as possible depending on availability of trades and materials. A Second Handover Inspection (Practical Completion) and sign off will then be organised when all the items have been completed.

    An appointment for Key Hand Over can then be organised at the office when all items have been signed off as being completed and all paperwork required has been received by your Client Liaison Officer including your Handover and Termite Treatment certificates.
